How do I begin the process of renting my property out?

 

We will arrange a time that is convenient for you to carry out a Valuation At this time, our expert agents will give you all of the information that you will require to begin the process of letting your property.

 

 

What are the costs involved in Letting my property?

 

There are three main costs involved in letting your property. The first is arranging an Energy Performance Certificate (EPC), which we will be happy to organise for you. It is a legal requirement that this is ordered prior to marketing and will need to be made available to your prospective tenants.

You will also need to organise a Gas Safety Certificate if the property has Gas (GSC) which we will be happy to organise for you. This should be done on yearly basis. It is a legal requirement.

You will also need to organise an Inventory and Check In report, which our Letting Agents will also be happy to arrange for you. You will need to pay an agency fee which will be charged as a percentage of the agreed rental price. Our expert agents will be happy to discuss details of this with you.

 

 

How do I organise a rental valuation of my property?

 

We can organise a valuation of your property, conducted by experienced, Valuation Consultant. It’s important to market your property at the right price from the offset, as tenant interest peaks when your property first becomes available.

 

 

When will viewings occur, will I need to be present for these?

 

We will conduct viewings of your property 6 days a week, from early morning to early evening. We will accompany prospective Tenants on all viewings, so your presence will not be required. We sometimes find that Tenants often feel more relaxed and ask more questions when the Landlord/owner is not present.

 

 

What happens to the tenants deposits?

 

The Tenant’s deposit will be registered with the Deposit Protection Scheme (DPS). This is a government run scheme, allowing you to rest assured that the deposit is in safe hands and completely protected.

 

 

Can you conduct an Inventory of my property?

 

We can organise an Inventory of your property quickly and easily.

 

 

Can you conduct a Cleaning service of my property?

 

We can arrange professional cleaners upon your request.

 

 

Are smoke alarms required in my property?

 

It is essential to install in new buildings or conversions. We recommend installing at least one alarm on each floor of your property, regardless of its age.

 

 

How will you market my property?

Do I need to inform my mortgage provider that I am letting my property?

 

Yes. There are often restrictions with regard to letting your property, which is likely to be prohibited without permission. It is rare for lenders to refuse permission and typically you will agree a time period in which you can legally let your home.

What is an EPC and how long it will be valid for?

 

It is a legal requirement for Landlords to have ordered an Energy Performance Certificate (EPC) before the property is marketed. This measures the energy efficiency of a property using a scale of A – G and is valid for 10 years.

 

 

What references will a Tenant need to provide?

 

We will typically ask Tenants for employment references and current Landlord references. We will carry out a credit check and you will need to provide us with photo I.D. and proof of address.

 

 

What safety regulations are there for rental properties?

 

There are a number of safety and legal obligations that Landlords must adhere to when renting a property. These apply to gas safety, fire safety, electrical wiring, appliances and more.

 

 

Who does my tenant contact if they have any problems?

 

Your Tenant will contact you directly if they experience problems during their tenancy, unless you have opted for one of our Property Management Services.

 

 

Should I let my property be Furnished or Unfurnished?

 

The choice is yours and you can discuss the best option to take with our expert agents. It is common for rental property to be let part furnished, e.g. with carpets, curtains and white goods in the kitchen.
